Welcome to Stay Focused, Focus Real Estate's weekly video series! This week we're doing something a little bit
different. We're going to give you, our viewers, an option to choose what would you do as a seller in a multiple offer situation? As a seller, you have choices.
Yeah, we've talked about this in the past from the buyer's perspective. How to place a strong offer to appeal to a seller, that kind of thing. What we haven't talked to you guys about, is when we're sitting down to present offers to our clients, our sellers it gets a little bit more complex than people think.
So we're going to present you with three scenarios here.
First of all, we'll talk about a property that's listed for sale and the asking price is $730,000. Our first offer comes
in and it's a really good one!
- Option One: Highest price, inspection contingency with a $5000 deductible, and no mortgage contingency.
- Option Two: Is giving you your offer price. It's from a buyer that you know and like and they wrote a nice letter. They have no inspection and 20% down. Standard closing.
- Option Three: Lowest price with the highest deposit amounts and no inspection and 30% down financing
Well, for some of you it's a no-brainer. You know exactly what you would do in this scenario but for others you kind of have some second thoughts about where you're going with this.
