This week's video is an informal "part two" of our Buyer's Priority Access Program. We explained how we can offer buyer's some exclusive perks to our networking, but we also have some benefits to offer our sellers. Watch Erik and Randal explain how we match up sellers to buyers off the market.

Welcome back to Stay Focused, Focus Real Estate's weekly video blog and I'm Erik.

Randal:

And I'm Randal.

Erik:

And this week we'd like to talk to you about as sellers, selling off-market.

Randal:

We mentioned in a previous video, the Buyer Priority Access Program, which basically gives clients that we're working with an opportunity to see properties that are available that aren't listed on MLS. And we thought we'd talk to you about today is how that can benefit you as a seller.

Erik:

Yeah. Why would a seller want to sell something off-market? What's that mean? Off-market?

Randal:

Well, it means that it's not listed on MLS, it's not listed on Zillow, it's not listed on those sites. What we do, because of the amount of volume we're able to do through our office we are actually exposed to a great deal of buyers and many times we have buyers that can match your property. Match a search criteria for your property. And the benefits to sellers, there are a few. One of them is you don't have to deal with all the crazy marketing, the photographs, the open houses...

Erik:

... the preparation.

Randal:

That's really one of my favorites is the preparation can be a lot less. When you hit the market it's got to be perfect, right? But when you're going offline and selling offline, buyers are a little bit more forgiving. It also has a great benefit: Do you have small kids at home and you don't want to have to be cleared out of there for a whole week...

Erik:

... and keep the home in "show condition" for days or weeks on end?

Randal:

Indeed. And do you have pets at home that are kind of a pain to have to deal with in the same fashion? Also, we really try to help our sellers that do come to market to do all of those things that really do help increase your value. All the additional prep. Sometimes replacing appliances! We did a transaction, that's under agreement now, where this we met with the sellers and said "One of the things that really makes your kitchen look awesome is some new stainless steel appliances." They have decent kitchen, but that's one of the things that makes a home a lot better.

Erik:

Nice upgrade.

Randal:

We were talking and we had a laundry list that they came up with themselves and including new appliances, some painting, and other things like that. Well, we happen to have a client that was looking for exactly the type of home that they had. We brought them through early, they canceled their appliance order, they didn't have to do all of the masonry work to the exterior.

Erik:

They put it under agreement before it ever went to market.

Randal:

Exactly. And the two parties couldn't be more thrilled. One of the things that we really coach our clients on too as sellers, if you are selling and you're not going to market we really like to work: "What's your dream price?" Right? What's your dream price for your home that you're going to ask the buyer for to put this under agreement without competing on the market? 

Erik:

You're providing the buyer with an opportunity to purchase your home without getting into a competitive market situation. So there's an opportunity cost there for buyers and there's no reason why a seller would have to take much less than what they're really would like to get for their home.

Randal:
